For a long time our answer to "what does site prep cost?" was some version of "it depends" — and honestly, it does. But that's not useful when you're trying to budget for a barn, shop, or new construction pad before you've even called anyone. This page breaks down the real numbers behind that answer, using the same rates we use to build our own quotes.
These are ballpark ranges to help you plan, not a quote for your specific property. Soil conditions, access, and what's already on your lot all shift the number — which is why we still do a free on-site visit before finalizing any price.
This is the single biggest cost driver, and it's not just about the size of your building — it's footprint multiplied by how many feet you're raising the pad. A rough way to estimate volume: footprint (sq ft) × fill depth (ft) ÷ 27 = cubic yards, then add roughly 15–20% for compaction and perimeter grading. Select fill runs about $20 per cubic yard delivered, plus placement and compaction.
Gate width, how far trucks can get from the road to the pad, and any obstacles in between all affect how efficiently material can be delivered and placed. Easy access keeps equipment hours down; a long haul from the gate to the pad adds time to every single load.
Relying on the roofline and a graded slope alone is the least expensive option, but it leaves no margin for error in the grading. A formal system — gutters, downspouts, and catch basins (roughly $150 installed each) — costs more upfront but gives you a backup if any section of grade isn't perfect.
We used our own equipment and material rates to build these examples from two steel buildings we prepped pads for ourselves. Treat these as anchors for planning, not a quote for your property — see our full write-up of both builds for the details behind these numbers.
$5,000 – $7,500
Site prep only — excludes building, slab, and permits
$7,000 – $10,000
Site prep + drainage — excludes building, slab, and permits
Notice something? The building nearly three times larger didn't cost three times as much to prep. It needed less fill depth, which mattered more than its footprint. Don't assume a bigger building automatically means a bigger site prep bill.
| Select fill, delivered & placed | ~$20–23 per cubic yard |
| Equipment + operator (grading/compaction) | ~$160 per hour |
| Catch basin, installed | ~$150 each |
| Topsoil strip & haul-off (if needed) | ~$25 per cubic yard |
For comparison, straightforward land grading with no significant fill runs about $1–$3 per square foot, with typical residential jobs between $3,000 and $15,000 — see our Yard Grading guide.
Not included in any of these numbers: permits, the building itself, and the concrete slab — those are scoped and priced after we've seen your property. We also don't currently offer land clearing (removing trees or brush); if your lot needs that first, it has to be handled by a separate clearing contractor before we start.

Raised right here in West Houston. We know this soil, these neighborhoods, and these flooding challenges firsthand.
We don't price by the acre, because pad site prep cost is driven by fill depth and footprint, not raw acreage — a small pad needing several feet of fill can cost more than a large pad needing only a few inches. Note that we don't currently offer land clearing (removing trees or brush) — if your property needs that first, you'll want a clearing contractor before we start on the pad itself.
No. Fill volume, the single biggest cost driver, depends on footprint multiplied by how many feet the pad needs to be raised. We've seen a building nearly three times larger than another need a similar amount of fill, simply because it needed a smaller elevation change.
The ranges on this page cover topsoil stripping, fill material, placement, and compaction for a structural pad. They don't include the building itself, the concrete slab, permits, or a formal drainage system unless noted — those are priced separately based on your site. We also don't offer land clearing (removing trees or brush); if your lot needs that first, it'll need to be handled by a clearing contractor before we start.
It depends on your county, property location, and whether you're in a floodplain or managed drainage zone. We'll flag anything that looks permit-sensitive during your on-site visit. Permits themselves are typically a separate fee set by the county, not by us.
Yes. Site preparation, grading, and drainage system installation are all core services we offer, and doing them together in one mobilization is typically more efficient than hiring separate contractors for each.
We'll visit your property, assess the site, and give you a clear, honest scope of work. No obligation.
